Signs Your Water Heater Is About to Fail

October 14, 2026 · 5 min read

Water heaters rarely quit without warning. These are the signs we tell homeowners to watch for — and what each one usually means.

A water heater almost never fails out of nowhere. It usually gives you weeks or months of warning signs first. Catching them early can mean a simple repair instead of an emergency replacement — and no flooded garage.

Rusty or discolored hot water

If only your hot water runs rusty, the inside of the tank is likely corroding. Once the tank itself rusts through, replacement is the only fix — the question is whether you replace it on your schedule or after it leaks.

Rumbling, popping, or banging sounds

That noise is usually sediment baked onto the bottom of the tank. The sediment layer makes the heater work harder, overheats the tank bottom, and shortens its life. Central Texas hard water makes this especially common here. A flush can help if caught early; heavy, long-standing buildup often means the tank is near the end.

Water pooling around the base

Any moisture around the base of the tank deserves immediate attention. It can be a loose fitting or a failing valve — both repairable — or a crack in the tank itself, which is not. Don't wait to find out which.

Inconsistent or fading hot water

If showers are getting shorter or the water never gets as hot as it used to, the heating element, burner, or thermostat may be failing — or sediment is insulating the water from the heat source. Many of these causes are repairable.

Age

A conventional tank water heater typically lasts somewhere in the 8–12 year range, depending on water quality and maintenance. If yours is in or past that window and showing any of the signs above, it's worth having it looked at before it picks the timing for you.

What to do

If you're seeing one or more of these signs, have the unit inspected. We'll tell you honestly whether a repair makes sense or whether you're better off putting that money toward a replacement.
